How do I schedule a showing?

All showings must be scheduled through our showing desk. Please call 513-354-5554.  The showing desk is open 8am-8pm Monday -Saturday and 8am-6pm Sunday.

What needs to be included in an offer?

Your need to include a standard Board approved purchase contract, agency disclosure, proof of funds (cash deals) or pre-qualification letter (financed deals) and a copy of the earnest money check.

It is important that all the blanks are filled in and all signatures and initials are included on all documnets

How do I submit an offer?

When is the offer desk open ?

Offer are processed Monday through Friday 8 am - 4pm. Iif an offer is received after 4 pm, on the weekend, or on a holiday, it will be processed the next business day

How will I know my offer was submitted?

All responses for offers will be done via fax, please make sure that you have a fax number clearly written on your offer when you submit. If we received all the necessary paperwork, you will receive a fax. If we are missing paperwork you will receive a fax asking for additional documents

How long does it normally take for the bank to respond to an offer?

Most banks will have a response to your offer in 3-5 business days. Some banks will take up to 2 weeks for a response

What should I do if I have not heard anything on the offer?

Please fax a note to 513-752-4250 for the offer desk to check on your offer. Since our offer desk handles all of the offers, please do not call or email regarding the offer, this only slows down the process. A quick fax to the offer desk, they can research the answer and get back to you quickly.

What is the minimum earnest money that is required for the offer?

The majority of the sellers require $1,000 in earnest money, if it is a cash deal, then it needs to be 10% of the purchase price.

Will the seller make any repairs to the property?

The property is sold is as-is condition, as a general rule, seller will not be making any repairs to the property.

How many days are typical for closing?

30 days are typical for closing. Keep in mind the property can not close until there is a clear title to the property.
