No, some Sellers will only review the offer and not respond. The offer desk will let you know as soon as we have an answer. You can always submit another offer with different terms.
We can only let you know if the seller has asked us to do that. Our fiduciary responsibility is to the seller. Please do not call our office and request information regarding other offers.
The seller has requested your highest and best offer. This does not necessarily mean you are in multiple offers. It means the offer you presented was not agreeable. We always suggest full price, no contingency offers!
Absolutely, we present all offers. However, it is a good idea to change the terms before resubmitting. And always check the status on MLS before faxing us an offer.
Per statue of frauds in Ohio, all parties must sign all paperwork before the offer is considered accepted. If you receive addendums, this means your offer is going for final review, it does not mean your offer has been accepted.
The documents are uploaded and printed out several times. We need to start with original size documents so they are legible when we receive them back from the seller.
Per diem is a fee charged to the buyer for a delay of closing. The buyer is only charged if it is a buyer delay (this includes loan delays, appraisal delay, inspections delays). If the delay is due to the seller (deed/title issues) the per diem as a rule is not charged at closing.
Some of the sellers require original document sent via overnight to them. That means you needs to deliver all of the original documents to us with "wet" signatures. We then send them off for seller review. Please do NOT fax or email these. They must be originals if the fax cover sheet states "Seller needs originals"
MLS will show a pending status once the addendums have been received and sent to the seller for final review. Please note that MLS will saying "pending 3rd party review" Once we have seller signed docs the pending status will change to "pending set to close"
Remember, we do not have final acceptance until all parties have signed all documents.
