Eviction

From the start of the eviction we work closely with the eviction attorney to schedule a lockout with the sheriff, we also provide storage and move out crew to make sure the transition is smooth with the previous tenant. We also check the property on a regular basis and report back if the property becomes vacant.

Loss Mitigation

Negotiation with owners of properties that are in the beginning stages of foreclosures to help them sell. We work directly with the mortgage companies to find a buyer and avoid a foreclosure for the owners of the property.

Listing and selling of the asset

-        Listing

o       Marketing the property via signs, website, MLS, etc.

o    Email listing information to all potential agents and buyers

-         Showing

o      Full team of real estate agents that can show the property to potential buyers and write contracts

o    Third party showing desk to set showings with licensed real estate agents

-        Marketing reports

o    Provided every 30 days, MMR's

o   Updated BPO every 90 days or as needed

-        Maintaining the electric/gas/water service

-         Maintain the property with trash out, securing, and exterior maintenance as needed through out the life of the asset.

-         Selling

o      Our full time Offer desk processes offers so that all our offers are presented to you the seller/asset manager.

o      We have a full copy-written system that allows the buyer's agent to be aware of their offer on a daily basis.

o      Presenting all offers in a timely manner

o       Counter offers and send information to the buyers’ agent

o      Send addendums as offers are conditionally accepted.

o       Follow up weekly with the seller’s title company

o       Follow up weekly with buyer’s agent to schedule closing

o      Make sure the closing is scheduled and closes on time.
